Small balance Investor Loan Programs are available with various loan terms from 1 year bridge financing to longer term 30 year notes, fixed and adjustable rates, with interest-only payment options for Fix and Flip or non-owner occupied and investment properties.

Loan amounts from $100, 000 to 5M.

These programs are available in Stated Income with No Income Documentation and the expanded underwriting guidelines are not defined by strict DSCR, Cap Rate, or FICO score minimums. Alternative Documentation loans are for qualified borrowers who cannot meet the overly conservative conventional financing qualifying guidelines.

Product is available for both owner-occupied and investment properties. Loans programs are full to low documentation and the loan cycle is 30-90 days.
